Zoning Diagnostic

Zoning (noun)

Definition: The act or process of partitioning a city, town, or borough into zones reserved for different purposes (such as residence or business)

In the many many years that Camp Washington has been around, the neighborhood has never undergone a major zoning change. CWURC has worked to add the Entertainment District, the Parking Overlay and an Urban Mix area, but the any area outside of our business district has not been scrutinized. In 2021 and early 2022, the City of Cincinnati Council proposed new legislation for density that reflected different zoned areas. During this proposal, CWURC and some residents noticed that although Camp Washington could be greatly impacted by density change, the new legislation only influenced close to 5% of our neighborhood. These new legislation was voted down, but we know that it will be brought up again and we want Camp Washington to be positively influenced by this.

Project Description

CWURC hired ZoneCo to perform a zoning diagnostic for the whole neighborhood of Camp Washington. Through this study, we will identify the need for updated neighborhood zoning. The study will be a collaboration between community residents, property owners, business owners, and stakeholders. The end result will be a zoning analysis and recommendations generated through community input, best practices, and stakeholder feedback. These recommendations will take the form of suggested zoning amendments that will facilitate the communities vision for the built environment.
